For decades, members of the African diaspora have dreamed of returning home—not just for visits, but to own land, build legacy, and shape the future of their ancestral countries. But for too long, these dreams have been deferred by unreliable brokers, unverified land titles, and opaque processes.

We are proud to introduce the TUKOLE Diaspora Land Investment Expansion Project, a bold and structured pathway for diaspora investors to safely, transparently, and proudly acquire titled land in Uganda.

🧭 What’s the Vision?

Our goal is simple yet transformative:

“Empower African diaspora communities to own and develop land in Uganda through culturally rooted, regionally targeted, and financially structured investments.”

With Garuga as our pilot, TUKOLE is rolling out land investment opportunities across ten key towns and cities in Uganda, aligned with economic growth zones, cultural heritage corridors, and diaspora capital flows.

🧩 How Does the Program Work?

The process is designed for trust, transparency, and impact:

✅ 1. Land Tour – $100 Flat Fee

A local TUKOLE agent visits the site, captures photos/video, and provides a basic site report to the investor. This ensures every prospect is verified on the ground before deeper commitment.

💰 2. Deposit – 1% of Land Cost

This deposit unlocks the title verification process, legal background checks, and prepares the land for diaspora bank financing or cooperative purchasing.

📝 3. Closing – 9% of Land Cost

At closing, the buyer pays:

• 3% to TUKOLE (Agency and coordination fee)

• 2% for legal and documentation

• 4% toward purchase
  The remaining 90% is paid through agreed financing.

🗺️ Where Are We Investing?

TUKOLE is launching a Tiered Investment Map across Uganda:

🔹 Tier 1 (Active Now)

• Garuga (Pilot): Lakefront property, tourism & retirement homes

• Mukono–Seeta–Namilyango: Ideal for rentals, education housing

• Wakiso–Kira–Namugongo: Urban sprawl, clinics, mid-market homes

• Entebbe Road Belt: Diaspora hotspot, hotels, gated homes

🔸 Tier 2 (Next 6–12 Months)

• Mbarara: Diaspora hometown roots, education and healthcare

• Fort Portal: Coffee lodges, eco-tourism, and royal partnerships

• Jinja: Riverfront development, industrial expansion

🔻 Tier 3 (24+ Month Vision)

• Hoima: Oil economy positioning, land banking

• Gulu: Peace economy investments, cultural community building

• Mbale: Education, religious, and cooperative housing

Each zone will also have links to culturally grounded investment funds like the Owitu Fund (Kigezi), Wamwa Fund (Acholi), and Eyaffe Fund (Busoga).
